Pre-Design
At our first Pre-Design meeting with you, we will discuss your initial requirements, primarily being the functional aspects of what you might like to achieve. We will discuss intended cost and/or budget, if you have one in mind.
Together we formulate a plan which will result in a Design Brief, a document which will serve the purpose of driving the project forward in terms of pragmatic, financial and aesthetic aspects of design. We will guide you through this stage and explain in detail the steps required in order to obtain clarity on project objectives from the outset. This is the first step in commencing a process which is tailored to respond to your specific brief and user requirements.
Schematic Design
Once we know your brief, we will present to you schematic floor plan(s) for a potential design. This could include one, two or three concepts. After meeting with you to discuss these, towards a more detailed design direction, we will proceed to the selection of a concept you are happy with. This may include one floor plan, or a combination of a number of concepts as a combined integration of design elements you may wish to proceed with.
Town Planning
The requirement for this phase is project and site specific. Some proposals may not require undergoing the town planning phase and we will work with you to ascertain if this is a requirement.
Design Development
This phase involves detailed development of your design. It is the phase where the building is developed from a sketch plan to a plan which explores building as a whole, in three dimensions, including area, material, volume and dimensioned plans and elevations to the level required to get a much better understanding of the building.
Construction Documentation
This phase involves detailing and documentation requirements necessary for a project to be costed. Once completed the building can be costed by a Quantity Surveyor or Tendered, or both.
Tendering
The process of tendering involves a determined period in which the building is put out to tender for costing, to a number of builders, as agreed.
We tender the project for you and keep you up to date on the interest of the builders and we answer any questions they may have regarding the building or the tendering process.
During this phase, we assist with the process of builder selection, assessment of builders’ quotes and we put forward a recommendation for a selected builder.
Following this, if you are happy with the elected builder and the project quote, the project can proceed to the construction phase, provided all the documentation is in place (eg. town planning permit, building permit etc).
